Things to know about leak detection

  1. Before any detection can commence, it must be assured that there are no other leaks in the house. This means no dripping taps, leaking toilet inlets etc. Any such leaks must be corrected before the test can commence. These repairs are charged for additionally.
  2. No water may be used for the duration of the testing. Washing machines; dishwashers must be switched off and no taps may be used. This is true for both acoustic and Tracer gas testing. For acoustic testing appliances, fridges, pool pumps, radios, TVs’ etc. all need to be switched off since the equipment is very sensitive.
  3. If there is more than one leak, generally the largest leak will be detected first, since more gas will escape out of the largest hole/ the most noise will be detected from the largest leak. Only once the largest leak has been repaired will it be possible to ascertain whether there are any other leaks. If it seems that there is another leak (eg. the water meter is still turning after a leak was located and repaired), such subsequent leak detection/s will be treated as a new leak detection and charged for as such.
  4. It may be necessary to drill small holes into surfaces in order to let the trapped gas escape when using the tracer gas method. Generally we try to drill the holes within the grouting between any tiles. As little damage as possible will be done when it is necessary to drill. For acoustic detection, it may be necessary to drill holes through paving and/or tarred surfaces in order to sink sounding probes into the ground below. Repair of such holes need to be done the homeowner.
  5. Admitting tracer gas into the water pipes can often cause very small holes in the water pipes to actually seal themselves, in which case no leak can be detected.
  6. Leak detection rates allow for one hours’ worth of time on site. Thereafter additional labour fees will be charged. This usually is only necessary in very large dwellings/premises or smallholdings. Excessive usage of tracer gas in such circumstance will also incur additional costs. This will depend on the amount of gas used above the norm.
  7. It is not always possible to ascertain the source of any dampness and/ or a leaking water pipe. We do the best we can with the equipment available to us. All attempts at leak detection will be charged for.
